As a broker, we only receive a commission when the property has been successfully sold. Depending on the property and customer, this is between 2 and 4% of the effective sales price. The commission is usually included in the advertised sales price. The costs for Internet portals, newspaper advertisements, high-quality sales documents, flyers, etc. are not charged to the customer. Of course we will keep you regularly up to date. As a rule, we will inform you weekly or monthly about the current demand situation, visits, feedback, reasons for cancellation, etc.

We always recommend that you start selling and searching at the same time. You can usually freely negotiate the handover date of your property with the buyer.

When buying and selling real estate, the following costs can arise: real estate gains tax, real estate transfer tax, notarization and registration fees, establishment of property liens, inheritance or gift tax, early repayment penalties, brokerage commissions and marketing costs. These costs vary depending on the cantonal level and the real estate marketer. We would be happy to help you to draw up a precise list of all ancillary sales costs in advance.

The notary concludes the purchase contract, certifies it and arranges for the entry in the land register. The amount of the fee varies from canton, sometimes even from notary to notary. The costs are usually shared between the buyer and seller, unless otherwise agreed in the contract.

Real estate gains tax varies from municipality to municipality and depends on how long you have owned the property or land. Real estate gains tax is calculated from the difference between the purchase price and the sale price. We recommend that you make a provisional projection of the profit tax in advance.

In order to be able to buy a property, you not only need equity capital, but usually also borrowed capital. This is called a mortgage loan or simply a mortgage.
